While I'm not a business planning expert, this example has been put together from the real-world business plans of past course attendees who have successfully launched their own B&Bs.

This example provides a framework to guide you through the process, breaking it down into manageable sections. By studying this business plan, you'll not only save time but also gain valuable insights into the key factors that contribute to a thriving bed and breakfast. You'll feel confident in your ability to create a solid business plan that meets your unique vision and goals.
I strongly recommend that you also consult with a financial advisor and, if necessary, a specialist mortgage advisor. Their expertise can provide tailored guidance, ensuring your financial strategy aligns with your business plan.
A huge thanks to Karen for her very thorough online B&B Academy course, for passing on her wisdom and for her encouragement and support.
I feel I am now confident in what I am doing and offering to my B&B guests. The reviews are encouraging and the guests are complimentary about the rooms and all the detailed little touches. I am happy I stuck to the continental ‘breakfast in a basket’ idea and it is working really well.
Karen really encouraged me to do what was best for me and not what everyone else was doing/offering, and to give it a go. Not one guest has complained about the lack of a hot breakfast or a dining room, which is great. I have been attracting the type of guests I thought I would in my guest avatars, (an exercise you do as part of the course) which has been encouraging. So thanks Karen, once again for giving me the confidence to go ahead with my plans, it has been a great start to my hosting business

30 Day Money Back Guarantee
Do you HAVE to take a B&B course?
No, you donât HAVE to. But would it benefit you? Absolutely, YES!
Setting up or buying a bed and breakfast is a significant investmentâboth financially and in terms of lifestyle. It makes sense to invest a little time and money upfront to ensure youâre getting it right from the start.
Sure, you could spend countless hours Googling for information (or using your preferred search engine). But this approach can waste your time, and worse yet, the information you find might be outdated or flat-out wrong.
The biggest issue with relying on online research? You need to know what questions to ask. One thing I hear from course attendees all the time is, âI hadnât even thought to ask that question!â
And if youâre borrowing money to fund your B&B dream, most lenders will want to see proof that youâve taken the time to get proper training. This course is a fantastic way to show that you're serious and prepared.
One of the things I hear very often from course attendees is "I hadn't even thought to ask that question!"
If you need to borrow money to set up or buy your B&B your financial lender will probably want to see proof that you've done some sort of training.Â
Â
Have you got a question?
When should I take the course?
How long will it take me to go through the course
How can I ask any questions I have?
Do you give financial or legal advice?
When does the course start?
How does the 30 day money back guarantee work?
Will you be running a classroom course?
I don't like Facebook can I still ask questions?
If there are 2 of us can we both join the facebook group?

In this module, youâll get a clear overview of the key legal requirements for setting up, running, and marketing a B&B in England, along with guidance on where to find more detailed information when you need it.
Module 4: Mastering Your Bed and Breakfast Finances
Figuring out how much to charge can be a big hurdle for many B&B owners. Price too low, and youâll hurt your profits; price too high, and you risk scaring off guests. In this module, Iâll guide you through all the key factors to consider when setting your rates.
Youâll also learn:
- A simple, easy-to-follow overview of B&B accounting.
- What kind of income you can realistically expect from your B&B.

Important: Iâm not a financial advisor, so itâs essential to consult with a qualified accountant or financial advisor before starting or buying your B&B.
Module 5: Understanding Quality Standards and Reviews
Love them or hate them, reviews are an integral part of the B&B landscape. Even if you opt out of listing on TripAdvisor, guests can still leave reviews about your business.
Did you know that a TripAdvisor survey revealed that over 80% of guests are more likely to book with you, even after seeing a bad review, if you respond with a thoughtful management reply?
In this module, weâll explore how to leverage reviews to your advantage and turn feedback into a powerful tool for attracting more guests!
Weâll also dive into various quality assurance schemes, including star ratings, so you know whatâs out there.
Hereâs what youâll discover:
- Whether you actually need a star rating and how to obtain one.
- The pros and cons of getting listed in guides and directories.
- How to transform a bad review into an opportunity to draw in more guests!

In this module, weâll explore the importance of establishing clear boundaries as a B&B owner. Youâll learn about the various types of boundaries youâll need to set to maintain a healthy work-life balance.
Weâll also delve into the essential processes and systems you need to implement to ensure your B&B operates smoothly and efficiently. Imagine not having to make a frantic 22-mile round trip at 6 a.m. just to find a shop that sells halloumi (trust me, I speak from experience!). Plus, weâll discuss strategies to avoid those dreaded double bookings!
Youâll discover:
- How to create boundaries that keep you, your family, partner, and even your dog happyâwithout coming off as a Basil Fawlty to your guests.
- How to implement effective B&B processes and systems that will keep your operations running like clockwork, reduce your stress levels, and ensure your guests leave happy.
Module 7: How to Design a B&B That Guests Will Love and Keep Coming Back To
You might have already picked out the perfect wallpaper, an antique bed frame, and stylish bath taps. But have you considered how user-friendly your rooms are for your guests?
Are the lamps bright enough for bedtime reading? Are there enough outlets for all their devices? And are the plug sockets positioned conveniently for easy vacuuming?
In this module, weâll explore all the crucial factors to consider when designing your B&B bedrooms and public areas, such as dining rooms. Youâll also receive the Room Design Checklistâa comprehensive 25-page guide that covers everything you need to think about when setting up your B&B.
Hereâs what youâll discover:
- How to create a room thatâs not only easy for guests to use but also makes them love their stay.

Module 9: Marketing Your Bed and Breakfast
How to Attract Your Ideal Guests and Turn Them Into Repeat Customers
When I first launched my B&B back in 2004, the landscape looked completely differentâno websites, no online bookings, no social media, and certainly no Booking.com. Marketing your B&B has become a lot more complex since then, but donât worry, Iâve got your back!
In this final module, weâll dive into everything you need to know to successfully market your bed and breakfast.
Hereâs what youâll discover:
- How to create a tailored marketing plan to attract your ideal guests.

Meet the Trainer Behind the Course
Hello! I'm Karen ThorneÂ
Experienced Bed and Breakfast Owner | Trainer | Dog Lover | Proud Mum & Grandma | Avid Knitter | Bird Watcher
Welcome to Bed and Breakfast Academy! Iâm Karen Thorne, the founder and owner, and Iâm thrilled to share my journey with you. As a seasoned B&B owner and passionate trainer, Iâve dedicated myself to helping aspiring B&B owners like you create the life you've always dreamed of.
My background? Well, I spent 16 years with British Airways as an IT manager, trainer, coach, and facilitator before I took the leap to escape the rat race. In 2004, my family and I made the exciting move to the beautiful Shropshire countryside, where I established my own B&B. Back then, there was hardly any support or information available for those looking to start a B&B, and I quickly learned that the journey could be filled with costly mistakesâouch!
That's when I decided to combine my training expertise with the hard-earned lessons I learned along the way. I wanted to create a course that would empower future B&B owners and help them avoid the pitfalls I encountered. And thatâs how Bed and Breakfast Academy was born in 2006!
Iâm here to cheer you on as you embark on your B&B adventure. Itâs lovely to meet you!
